Branded Residences: The Value of a Name

A property may benefit from a strategic location, a strong architectural identity, and a range of services capable of setting it apart in the market.


But what happens when, in addition to all this, it also carries the name of a brand?


Hotel groups, fashion houses, automotive brands, and wellness companies are entering the real estate sector not merely as partners, but as genuine creators of identity.


This is the phenomenon of branded residences: a market that has grown from 169 projects in 2011 to 611 today and could exceed 1,000 developments by 2030.



Growth is not limited to the number of developments: the model is expanding geographically and attracting an increasing number of brands from outside the hospitality sector.


The relevant question, therefore, is no longer whether the phenomenon will continue to grow.


It is what happens when a brand’s reputation becomes part of a property’s value.


From a Home to the World It Belongs To

The first generation of branded residences originated in the hospitality sector.


Major hotel groups began transferring their service model into the residential sphere, offering buyers something beyond a simple property: the opportunity to live within the same world as a hotel or resort.


The model subsequently expanded.


Today, the brand may come from fashion, automotive, design, or wellness. Its identity becomes part of the project, creating a language that defines how the space is experienced.


A branded residence therefore offers a living experience connected to a recognisable world of values, style, and services.


What the Investor Is Really Buying

The value of a branded residence cannot simply be measured by its square footage.


The buyer is purchasing a combination of elements that are difficult to replicate:


Reputation

A recognisable name transfers an established capital of trust to the property.


Service

Concierge services, housekeeping, wellness, and personalised assistance transform the property into a fully managed experience.


Standards

The brand promises a consistent level of quality which, particularly for an international buyer, reduces uncertainty.


Access

In some cases, the residence becomes an entry point into a community and an ecosystem of experiences extending beyond the boundaries of the property itself.


The final product is therefore different from traditional real estate.


It is a combination of space, service, and reputation.


And it is precisely this combination that explains why the market is often prepared to pay a premium for a branded property.


The Brand Premium

A brand can increase a property’s desirability. But on its own, it is not enough to create value.


The strength of a branded residence depends on the relationship between the name and the context in which it is placed: the quality of the location, the architecture, the scarcity of supply, the level of service, and the solidity of the overall project.


This is why the real investment question is not simply the brand premium, but whether that premium is sustainable.


A strong project should continue to retain value even if, hypothetically, the brand name were separated from the property.


The brand should act as a multiplier, not as the sole foundation of the price.


The question to ask, therefore, is: how much value does the brand add to an asset that would remain valuable without it?


A Market That Is Changing Shape

The growth of the sector is also reshaping the model itself.


According to recent analyses, 83% of existing branded residences are still associated with hotel brands.


The future, however, points towards greater diversification. Standalone projects, in which the residences do not necessarily share space with a hotel, are growing, as are developments created by brands from outside the hospitality industry.


As a result, a brand no longer needs to operate a hotel in order to enter the real estate market.


It can transfer directly into the project what it has built elsewhere: an aesthetic, a reputation, a community, and a way of life.


The result is a new type of real estate product, in which the home becomes the point of convergence between property and lifestyle.


Italy and the Potential of a Still-Emerging Market

Italy possesses some of the ideal conditions for the development of branded residences: globally recognised destinations, strong international demand, a unique real estate heritage, and growing interest in highly serviced residential experiences.


Yet the phenomenon remains relatively young compared with markets such as the United States, the Middle East, and certain Asian destinations.


One of the most tangible examples is Rocco Forte Residences, which has developed the model in Italy primarily through its resort and residential offering in Sicily, with properties connected to the Verdura Resort ecosystem.


The case is particularly interesting because it illustrates one possible direction for the Italian market: not necessarily the construction of large branded residential complexes, but the integration of hospitality, local identity, and private ownership.


It is a model especially well suited to destinations such as Sicily, Sardinia, Lake Como, and some of Italy’s leading art cities, where the strength of the destination can amplify that of the brand.


The market’s full potential, however, has yet to be realised. And it is precisely this early stage that could make Italy one of the next markets to watch.


The Real Value Is Not in the Name

Ultimately, branded residences reflect a broader change in the way the prime market assigns value.


The brand is no longer simply the name that signs a product.


It can become part of the product itself.


For investors, this means looking beyond the name on the façade and asking whether that name is genuinely capable of generating value: through reputation, quality of service, international recognition, and the ability to build a lasting relationship with the buyer.


Because in luxury real estate, the true value of a brand is not measured by how famous it is.


It is measured by its ability to make a place desirable.
