Rome is attracting new buyers. But which properties will capture their interest?

A city can become more desirable without all its properties increasing in value equally.

This is the distinction that matters today for those investing in Rome. According to data reported by the Financial Times, international buyers account for 20% of transactions in Rome’s prime property market in 2026, compared with 7% in 2019. This shift comes alongside new urban investments, the arrival of international hospitality brands, and the development of contemporary residences. But behind the renewed interest in the capital lies a more compelling question than simply rising demand: which properties are truly positioned to capture it?

One Market, Different Needs

For years, Rome has held a strong international appeal thanks to its historical heritage, quality of life, and cultural identity. Yet, for many foreign buyers, the city's charm has come with practical challenges: bureaucracy, restrictions on historic buildings, the complexity of renovations, and inconsistencies in property documentation.

Today, alongside those looking for a second home, there are buyers considering Rome as a permanent residence or a European base from which to organize their professional and personal lives. Their needs differ accordingly. Those wishing to live in the city year-round may prioritize functionality, amenities, and ease of property management. Those seeking a residence for occasional stays may place greater importance on location and the ability to use the property immediately. Others may be willing to undertake a renovation to acquire architectural features that are difficult to find elsewhere.

International demand, therefore, does not point to a single winning property type.

Instead, it creates a range of opportunities, each shaped by different needs and levels of investment.

Value Goes Beyond Location

In the prime property market, location remains fundamental. But it does not define a property's entire value.

An apartment in a historic building may offer unique architectural features and a distinctive connection to its neighborhood. At the same time, it may require complex renovations, thorough due diligence, and timelines that are difficult to predict.

A contemporary residence may offer functional layouts, integrated amenities, and greater ease of use. It is not necessarily a better investment: it simply meets a different type of demand.

For investors, the comparison should go beyond price per square meter or the prestige of an address. It is also essential to consider compliance with planning and cadastral regulations, applicable restrictions, renovation costs, and the time required to make the property fully usable.

These factors influence both the total capital invested and the property's value-enhancement strategy.

A property that initially appears attractively priced may prove less appealing once all costs and timelines are taken into account. Conversely, a higher-priced property may justify its asking price if it offers features that are difficult to replicate and meets genuine market demand.

Where Opportunity Lies

Renewed international interest in Rome does not guarantee uniform growth in property values. However, it makes identifying properties capable of meeting the needs of today's buyers even more important.

Three key aspects should be considered.

The first is understanding who might choose a particular property and what they are looking for: a home for everyday living, a residence for occasional stays, or a property with rare and distinctive character.

The second is looking beyond appearances, assessing the work, time, and resources required to turn a property's potential into tangible value.

The third is recognizing what sets it apart from others: an architectural feature, a distinctive location, or a quality that is difficult to find elsewhere.

Selection as a Competitive Advantage

For investors, the question is not simply whether Rome has regained its appeal, but where that appeal can translate into a tangible opportunity.

These are the considerations at the heart of Krhome Real Estate's approach: evaluating each property within its market context, understanding its potential, and identifying the qualities that distinguish it from the available alternatives.

The advantage lies not simply in buying in a desirable city, but in recognizing, within that city, what is truly worth acquiring.
