In the luxury real estate market, a growing demand is emerging for properties that are immediately ready to be lived in.


The luxury turnkey trend — fully finished, furnished, move-in-ready properties — is gaining ground across major international markets, driven above all by buyers accustomed to moving between multiple countries and to viewing time as an increasingly valuable resource.



According to Knight Frank’s PIRI 100 2026, the scarcity of prime homes that are already move-in ready has become a distinctive feature across several markets, while affluent buyers are showing growing reluctance to take on the complexity and risk associated with renovation projects.


The report also highlights faster transaction times for luxury turnkey properties.


A Changing Demand

The growth of the ready-to-live segment primarily reflects a shift in the buyer profile.


For those who already own multiple residences, live across different countries, or are purchasing a second home remotely, managing a real estate project can represent a significant cost in terms of both time and complexity.


Buying a property that is already complete, by contrast, minimizes the time between the purchase decision and the property becoming fully available for use.


And it is precisely this immediacy that becomes part of the buying experience.


What is being purchased is not simply a property, but the ability to start enjoying it without going through an intermediate phase of design, construction work, and project management.


When Time Becomes an Investment Variable

For an investor, this dynamic takes on an even more interesting meaning.


The time between acquisition and the full usability of a property can affect the asset’s ability to express its value.


A move-in-ready property can immediately be used as a primary residence or second home or, where permitted and consistent with the investor’s strategy, can be brought to the rental market more quickly.


Time-to-use therefore becomes a variable to consider alongside price, location, potential returns, and prospects for capital appreciation.


This does not mean that every turnkey property automatically represents a better investment.


It means that the speed at which an asset can begin generating utility or economic value is becoming part of the decision-making process for some luxury investors.


The Value of Scarcity

There is also another factor to consider.


Truly move-in-ready properties represent only a limited share of prime supply.


It is not enough for a property simply to have been renovated: it must meet high standards in terms of quality, design, features, technology, and service.


When specific demand meets limited supply, immediacy can become a distinctive feature of the product and, potentially, command a premium.


This dynamic is already visible in more mature markets such as London, New York, and Dubai, as well as in European capitals including Paris and Milan, where turnkey properties are increasingly being regarded as a distinct category within the luxury segment.


An Evolution of the Luxury Product

The phenomenon points to something broader.


In high-end real estate, the value of a property is gradually incorporating elements that go beyond its physical characteristics.


Service, management, simplicity, and immediacy can all become part of the value proposition, particularly for international buyers who have the capital to invest but increasingly less time to dedicate to managing a property.


For investors, this opens up an interesting perspective: evaluating not only how much a property is worth, but also how quickly it can begin to express that value.


This is where ready-to-live can evolve from a simple product feature into a genuine source of added value, in a market where immediacy is becoming an increasingly important factor in investment decisions.


Because when time becomes a scarce resource, the ability not to spend it also becomes part of the value of an investment.
